Why Preferred Painting for flooring

Full-scope flooring — removal through finish, no handoffs.

Most painting contractors hand off flooring to a sub. We don't. Our in-house crews handle demo, prep, and installation — coordinating directly with your building schedule so nothing falls through the cracks.

No subcontracted labor

Every installer on your job site is a Preferred Painting employee. Accountability is direct, quality control is ours, and you never deal with a subcontractor dispute on your building.

Coordinated building access

We work with your property management team, building engineers, and tenants to phase work around occupancy — nights, weekends, or floor-by-floor sequencing as your building requires.

Fixed-price quotes

We scope every project on-site before we price it. What we quote is what you pay — no hidden subfloor discovery charges or material-escalation surprises after work starts.

Multi-product capability

LVT, carpet, VCT, hardwood, sheet vinyl — all in-house. When a project needs mixed flooring types across zones, one crew does it all. No coordination between multiple contractors.

Subfloor prep included

Proper subfloor prep — grinding, leveling, patching, and moisture testing — is included and documented. No installer blaming the subfloor after the product fails two years later.

Daily progress updates

Your project manager provides daily status on schedule, completed areas, and any field conditions. You always know exactly where we are and when each zone will be ready to re-occupy.

Most Popular

Luxury Vinyl Tile & Plank (LVT/LVP)

Luxury vinyl tile and plank is the dominant commercial flooring choice for a reason: it delivers the realistic look of hardwood or stone at a fraction of the cost and installation time, with outstanding durability under commercial traffic.

We install glue-down, loose-lay, and click-lock LVT/LVP systems from Shaw, Karndean, Armstrong, Tarkett, and COREtec. We assess subfloor flatness and moisture levels before any LVT installation — skipping this step is how floors fail prematurely, and we never skip it.

Office common areas Healthcare corridors Retail floors Multi-family common areas Hospitality
Wear Layer12 mil to 40 mil commercial wear layers. We specify the right thickness based on foot traffic and use type.
InstallationGlue-down (most commercial applications), loose-lay, and click-lock floating systems.
Subfloor PrepFloor flatness to 3/16" in 10' required. We grind, patch, and level before installation — documented in writing.
Moisture TestingCalcium chloride and in-situ RH testing on all concrete subfloors. No LVT installed over failing moisture conditions.
Lead TimeMost LVT projects quoted within 1 business day. Material lead times 1–3 weeks depending on product selection.
Conference & Office Favorite

Commercial carpet & carpet tile

Commercial carpet and modular carpet tile for offices, conference rooms, corridors, and hospitality spaces. Carpet tile is our most-specified commercial carpet product: individual tiles can be replaced without re-doing an entire room, making it ideal for buildings with active infrastructure access below the floor.

We install broadloom carpet and carpet tile from Interface, Shaw Contract, Mohawk Group, Mannington, and Milliken. We handle full removal of existing carpet and pad, subfloor prep, seaming, and transitions — including metal reducers and carpet-to-tile transitions.

Executive offices Conference rooms Hotel guest corridors Senior living Education
FormatsBroadloom (roll carpet) and modular carpet tile (12"×12" through 24"×24" and plank formats).
InstallationGlue-down, double-stick (pad-and-carpet), stretch-in (tack strip) depending on application.
RemovalFull demo of existing carpet, pad, adhesive residue, and tack strips included in every scope.
SeamingHeat-bonded seams on broadloom. Seam placement planned before install to minimize visibility in traffic paths.
CustomLogo and custom-design carpet tiles available through select manufacturers. Minimum order quantities apply.
Industrial & Institutional Grade

Vinyl Composition Tile (VCT)

VCT remains the flooring of choice for high-traffic institutional environments: hospital corridors, school hallways, commercial kitchens, and utility areas. Its low cost, extreme durability, and simple maintenance profile make it the right choice where looks matter less than longevity and cleanability.

We install VCT from Armstrong and Mannington in standard 12"×12" tiles. Proper adhesive coverage, tight seam alignment, and a clean finish coat are the difference between VCT that lasts 20 years and VCT that tiles up within two. We do it right.

Hospital corridors School hallways Commercial kitchens Utility rooms Laundry facilities
Tile SizeStandard 12"×12". Multi-color and checkerboard patterns available. Custom layouts quoted on request.
AdhesiveFull-spread pressure-sensitive adhesive. Trowel notching and coverage rate per manufacturer specs — never shortcuts.
SubfloorVCT is unforgiving of subfloor irregularities. All high spots ground, low spots filled, cracks repaired before installation.
FinishMultiple coats of floor finish (wax) applied post-installation for immediate occupancy with a clean surface ready for standard strip-and-wax maintenance.
RemovalOld VCT removed using floor scrapers and, where needed, shot blasting for adhesive residue. Asbestos testing referral available for pre-1981 buildings.
Premium Finish

Commercial hardwood flooring

Solid and engineered hardwood for executive offices, lobbies, private clubs, boutique retail, and high-end multi-family common areas. Hardwood delivers a warmth and durability that no vinyl product can replicate, and properly installed and finished hardwood will outlast the building renovation cycle by decades.

We install solid strip hardwood, engineered plank, and end-grain block hardwood. We also sand, stain, and refinish existing hardwood floors — restoring worn commercial hardwood is often one-third the cost of replacement and dramatically improves the appearance of lobbies and conference rooms.

Executive suites Building lobbies Private clubs Boutique retail High-end multi-family
SpeciesRed and white oak, maple, walnut, hickory, and Brazilian cherry. Engineered plank in all species available.
InstallationNail-down (solid over wood subfloor), glue-down (engineered over concrete), and floating systems.
FinishSite-finished with oil-modified or waterborne polyurethane in matte, satin, or semi-gloss. Stain color matched to spec or existing floors.
RefinishingSand, screen, stain, and refinish existing hardwood. Dust-containment sanding for occupied buildings.
MoistureHardwood acclimated on-site for a minimum of 72 hours before installation. Moisture content verified before and after acclimation.
Healthcare & Food Service Standard

Homogeneous & heterogeneous sheet vinyl

Sheet vinyl — also called resilient sheet flooring — is the standard in healthcare, food service, and any commercial space where seamless, fully-bonded, impermeable flooring is required for infection control or sanitation compliance. Unlike tile or plank products, sheet vinyl has no joints where moisture, bacteria, or pathogens can accumulate.

We install homogeneous sheet vinyl (Tarkett, Forbo Marmoleum, Armstrong) and heterogeneous sheet vinyl with heat-welded seams and coved base. Heat-welded seams are the critical specification detail in healthcare settings — cold-seamed or loose sheet vinyl fails this requirement.

Hospitals & clinics Commercial kitchens Clean rooms Pharmacies School cafeterias
SeamsHeat-welded seams using manufacturer-matched weld rod. Creates a monolithic, waterproof surface — no gaps, no cold seams.
Coved Base4" or 6" integral coved base — sheet vinyl continues up the wall in a seamless curve, eliminating the floor-to-wall joint entirely.
AdhesiveFull-spread adhesive, 100% transfer, no bridging. We verify coverage before laying sheet — no skipping this step.
SubfloorSheet vinyl telegraphs every subfloor irregularity. Skim-coat leveling over the entire field before installation. No exceptions.
ComplianceASTM F1913, ASTM F1700, and NSF/ANSI 2 (food equipment) compatible systems available. Documentation provided for infection control compliance files.
